Opt 5-2395 Speakman Dr

An exceptional opportunity to acquire a prime data centre site at 2395 Speakman Drive, Mississauga, Ontario, strategically positioned to support 48 MW of critical IT load. This site encompasses up to 23.5 acres of total land area and will benefit from a soon-to-be-constructed 44 kV utility feed from the Churchill Meadows Transformer Station, which currently has 100 MW of utility capacity. This critical infrastructure is essential for meeting the growing energy demands of data centre operations and ensuring capacity at scale. The demand for new data centre operations in the Greater Toronto Area (GTA) is jump started approximately 198 MW of critical IT load construction commenced in 2025. With the limited availability of transmission stations that can accommodate such capacity demand from local utilities like Alectra, Oakville Hydro, and Toronto Hydro, 2395 Speakman Drive presents a rare opportunity for qualified data centre developers to secure a well-located site with significant power potential already underway for planning and construction.
