243 Gorham Rd

Exceptional opportunity to acquire a 3.17 acre serviced development parcel within the Urban Boundary in the west end of historic Ridgeway, within the Town of Fort Erie in Niagara Region. Formerly the site of an elementary school, this property offers a rare sizeable land holding in an established residential neighbourhood with institutional zoning currently in place. Ideally situated just minutes from Crystal Beach and the shores of Lake Erie, the location combines small town charm with excellent regional accessibility. The site is within convenient driving distance to Niagara Falls, Port Colborne, and the Canada-U.S. border, positioning it well for a wide range of potential users and development opportunities. With existing zoning, servicing, and a mature surrounding community, the property lends itself to a variety of future uses, including day nursery, group home, home for the aged, hospice, nursing home, place of worship, religious institution, or assisted living (all pending municipal approval). The site may also be ideal for non-profit housing developers to supply affordable housing units that meet with objectives to address Fort Erie need. The Secondary Plan provides that a development may be considered for medium density residential if meeting certain criteria, which is demonstrated with this site location. This is a rare opportunity to secure a substantial development parcel in one of Niagara Region's desirable and well established communities. Favourable Phase ll Environmental Site Assessment completed in 2022.
